Kailua-Kona and the towns around it
From Kealakekua and Kailua-Kona up the coast through Waikoloa and the Kohala resorts to Hawi, and inland to Waimea. Every town below has its own page, not because the marketing calls for it, but because the right window treatment genuinely differs between a plantation-era house in Hawi and a new build at Mauna Lani.

Kailua-Kona
Our home base on the Kona coast
Kona is where we are based and where we work most. It is also the most demanding environment we install into: salt air off the water, sun that never really lets up, and homes designed to be open to both.
Waikoloa
About 30 minutes north of Kona
Waikoloa splits into two very different jobs. The resort side sits on lava at sea level with nothing between it and the sun. The Village sits several hundred feet up, cooler and considerably windier. What we specify differs between them.
Waimea
About 40 minutes north-east, upcountry
Waimea is the one place on this side of the island where the advice inverts. It is cool, it is often wet, and the problem is not keeping heat out but keeping damp and draught under control.
Mauna Kea
On the Kohala coast, about 35 minutes north
Mauna Kea Resort homes are built around a view, and every window decision here starts from the same premise: whatever we fit cannot be the thing that spoils it.
Mauna Lani
On the Kohala coast, about 30 minutes north
Mauna Lani houses are open by design. Pocketing walls, deep lanai, rooms that run straight out to the terrace. Covering that kind of opening well is a different problem from covering a window.
Kohala
The coast and uplands north of Waikoloa
Kohala covers a lot of ground and a lot of climate. The coast is hot, bright and salty. Twenty minutes uphill it is green, cool and wet. The same house specification will not serve both.
Hawi
At the north tip of the island, about an hour from Kona
Hawi is green, breezy and wet, and much of what we work on there is old. Plantation cottages and restored storefronts with original windows are the norm rather than the exception, and they need a different approach from a new build on the coast.
Kealakekua
About 25 minutes south of Kona
The South Kona uplands sit in the coffee belt: a few hundred to a couple of thousand feet, green, and reliably cloudy in the afternoon. It is a gentler environment than the coast, and the specification relaxes accordingly, with one exception.
